Homestead/Town Building Limits

General Building Limits

  1. Water: Structures may not extend more than 2 foundations into a body of water.
  2. Wall/Fence Heights:
    1. Walls should be no more than 3 walls high.
    2. Fences should be no more than 1 wall high.
    3. Top of foundation/pillar begins height count.
    4. Homestead properties can be fully enclosed, however must have an UNLOCKED gate or entrance to property.
    5. Towns may not be fully enclosed.
  3. Land Claiming/Item Littering:
    1. No foundation/pillar spamming.
    2. You may place a sign that states “Future home of Such and Such” but construction must begin within 48 hours of sign placement.
    3. Do not leave items placed randomly. Clean up after yourselves.
  4. Resources/Mines/Prospecting:
    1. Must build at least 20 foundations away from rich resources, and mines.
    2. Access to mines must be unrestricted.
    3. Prospecting mines cannot be enclosed.
  5. Oil Rigs:
    1. Purchased from the Federal Bank.
    2. Must have an ownership sign or mailbox within one foundation of the oil rig
    3. Homesteads and Towns can only own one oil rig.
    4. Cannot be returned to the bank for a refund
  6. Boats & Rafts:
    1. Important: Boats and rafts create large amounts of stress on the server, please do not clutter the map with these.
    2. Cannot be used for living quarters
    3. Cannot be built on (Exception: Seats and Temporary storage)
    4. Rafts not at a dock or near the owners homestead/town must have a sign with the date it was last used. If your raft is out in the open for three days it will be demolished. Rafts that do not follow this procedure will be demolished.
    5. The entirety of your Dock must be within 10 foundations from the border of your homestead/town
    6. Docks, like any other structure, can go no further than 2 foundations into the water.
  7. Crop Plots:
    1. Must be flat on the ground
    2. Cannot be stacked vertically on top of one another
    3. Only Farmers may fertilize crops
  8. Swings & Seesaws:
    1. Purchased from the Federal Bank
    2. Swings are limited to 5 per town & 2 per homestead.
    3. Seesaws are limited to 2 per town & 1 per homestead.

 

Homestead Building Requirements

  1. Build appropriately according to the number of people in your homestead. Do not build a 10 room mansion for 2 people.
  2. Homesteads have a maximum residency of 5 people.
  3. Homestead Sizes (in foundations):
    1. Ranchers or Wranglers: 20x20
    2. Everyone else: 15x15
  4. Homes may not cover a footprint larger than 80 foundations. [Example: 8x10]
    1. Your home is a home. Your home is not a bunker or a killbox. Homes are built to live in and shall not be constructed as a defensive fortification. No honeycombed buildings.
  5. Barns cannot cover a footprint larger than 120 foundations. [Example: 10x12]
  6. Saloon & Inns may not cover a footprint larger than 80 foundations. [Example: 8x10]
    1. Saloons must have a cook associated with it.
    2. Inns do not need a cook associated with them unless shared with a Saloon.
  7. Clinics may not cover a footprint larger than 80 foundations. [Example: 8x10]
  8. Structures not listed above may not cover a footprint larger than 36 foundations [Example: 6x6]
  9. Maximum allowed Trees per Homestead/Ranch/Farm: 4
  10. Land Deed Certificates:
    1. If you wish to retain your land, season to season, you must purchase a Land Deed from the Federal Bank before the end of the season.
    2. Homesteads may have an alternate person redeem, however the name of the person must be named at the time of purchase.
    3. Land Deed Certificate Costs: $500/per season

Town Building Requirements

  1. No more than 8 towns will be approved for formation by the Federal Bank at any given time.
  2. General Town Rules
    1. Personal homes must be built away from town main street and must be within 30 foundations to be considered part of the town.
    2. There can be more than one street, as long as there is a main street.
    3. The main street should run between 4-6 foundations across and should run through the central business portion of your town.
    4. Mayor, Sheriff and JotP roles must be filled by active, adult characters.
    5. Max allowed Trees per Town: 8
  3. Animal barns must not be constructed on the main street.
  4. Required Town Buildings: 
    1. Bank
      • Must not cover a footprint larger than 35 foundations [Example: 5x7]
      • Town Vaults should be placed within 1 foundation of an outside wall.
      • Honeycombing will not be tolerated, neither will any other ‘cheesing’ of the system.
      • Banks must be a separate standing building and cannot share a wall with another building. All exterior bank walls must have a minimum of 2 foundations of space between them and the next building.
      • No animals may be placed inside the bank.
      • Standard vaults and improved vaults must be on a foundation with an exterior wall.
      • Banks must be Realistic, no random empty rooms, each room should have a purpose.
    2. Courthouse
      • Must contain at least 1 holding cell
      • Must not cover a footprint larger than 120 foundations [Example: 10x12]
      • Must have a judge’s quarters
      • Must have an area for people to watch the case being presented
      • Must have at least 1 open window/slot for the case to be heard from the outside
      • Cannot be attached to the Jail
    3. Sheriff’s Office/Jail
      • Each cell must have 1 open window
      • Made from stone (CKF or Vanilla)
    4. Post Office
      • Must not cover a footprint larger than 35 foundations [Example: 5x7]
    5. Town Hall
        • Must not cover a footprint larger than 80 foundations. [Example: 8x10]
  5. Other Town Buildings
    1. Saloon & Inns
      • Must not cover a footprint larger than 80 foundations [Example: 8x10]
      • Saloons must have a cook associated with it.
      • Inns do not need a cook associated with them unless shared with a Saloon.
    2. Churches/Schools:
      • Must not cover a footprint larger than 48 foundations [Example: 6x8]
      • Must have a peaked roof
      • Bell or Clocktower can be a maximum 2 walls high from the top of the building
      • Bells/Clocktowers cannot be on ANY other buildings.
    3. Newspaper Office:
      • Must not cover a footprint larger than 35 foundations [Example: 5x7]
      • Can be built into the post office.
      • Newspaper Editor must be registered at the Federal Bank
    4. Any Other Building
      • Must not cover a footprint larger than 35 foundations [Example: 5x7]
